Town and cities in India are undergoing continuous physical expansion and densification along with growth in urban population. Inner cores of many cities have older areas that require redevelopment to accommodate the present needs of the city. One of the key requirements is greater availability of land for public use like roads and other open spaces. Redevelopment for these areas can be undertaken by preparing a Local Area Plan.

A large part of city expansion takes place on urban fringes in an unplanned way. In such a scenario, agricultural plots with haphazard geometry are converted to urban use and little attention is paid to provision of urban infrastructure. Planned urban expansion can be provided through the Town Planning Scheme (Land Readjustment) mechanism wherein existing agricultural plots are merged and redistributed in a planned way after making deductions for street RoW and land for public uses. The urban infrastructure is financed by Value Capture Financing like betterment charges and sale of reserved plots.

The proposed sub-scheme intends to focus on these three vital issues; (i) Inner City Redevelopment through Local Area Plans, (ii) Planned Urban Expansion through Town Planning Scheme and (iii) ensuring training and capacity building of planners at the local level.

Vertical expansion of cities can provide space for the urban residents. Metro rails can provide long-distance pollution-free transportation. Cycle paths and walkways can provide for short-distance transportation. But where does the water for trees, vegetation, and water bodies which provide the real environmental quality of cities come from? Not by sucking up the limited ground-water or river water. Without providing lasting solution for water, smart cities are going to be myth.

A separate department for Riverfront Development Projects that see the river in totality and not only as a part of the urban area it passes through ; since river development has to be considered with its upstream and down stream components. This will also lead to developing riverside in urbo-rural and rural areas and generate employment, revenue as well as development in those areas.

For Making Smart city Make huge building like dubai & other cities its capacities of 500 people or More and at there all human needs available and make some forest area so can animal also lived well

#SmartCities, #AMRUT, #MyGov, #MoUD Modiji Make suitable changes in building permit such that Approval of building plans for multistoreyed flat and buildings will be given to those who include at least half the energy efficient solar panel, bio gas plant, arrangements for the disposal of plastic wastes and other e-wastes. Give attractive offers to those who reduces their energy consumption. Give punishment to those who violate the laws.
