Brief Background of the Real Estate Act, 2016

The Real Estate (Regulation and Development) Bill was passed by the Rajya Sabha on 10th March, 2016 and by the Lok Sabha on 15th March, 2016. The Bill as passed by the Parliament was assented to by the Hon’ble President on 25th March, 2016. The Real Estate (Regulation and Development) Act, 2016 was published in the Official Gazette on 26th March, 2016 for general information. The Real Estate Act, 2016 aims at protecting the rights and interests of consumers and promotion of uniformity and standardization of business practices and transactions in the real estate sector. It attempts to balance the interests of consumers and promoters by imposing certain responsibilities on both. It seeks to establish symmetry of information between the promoter and purchaser, transparency of contractual conditions, set minimum standards of accountability and a fast-track dispute resolution mechanism.

Brief Background of the Draft Rules under the Real Estate Act, 2016

Specified sections of the Real Estate (Regulation and Development) Act, 2016 have come into effect from 1st May, 2016, including section 84 of the Act which provides that “the appropriate Government shall, within a period of six months of the commencement of this Act, by notification, make rules for carrying out the provisions of the Act” i.e. by 31st October, 2016. As per section 2(g)(i) of the Act, the Ministry of Housing & Urban Poverty Alleviation is the appropriate Government for Union Territories without Legislature.

In this regard, the Ministry has prepared the draft Rules on which the Ministry proposes to elicit general comments through the open forum for discussion on the MyGov portal.

Sir please kindly before taking any dicission regarding hike in pay scale at least think for a while about the middle class family who are neither any huge income source nor they are getting any help from the govt. How they will survive when tax will increase on every product .govt employees can bear this but what about unemployed people

30% of payment done in 2011 for possession in 2014. till now (2016)no agreement, no commitment, plan changing every now and then, builder not even responding now. this is rustomjee builders in mumbai, if someone has heard of. see the plight of customers......can real estate laws address these issues?

I m not here to discuss My Dear Sir,I want solution as as a common man we can't do anything.this is reagarding "real estate" ppl.or investments made by us in these sectors.thousands of ppl invest in this sec and after a given tum period These ppl. Refuse to give our money back.....Sir We Are one of them Without any back support of family invested our 14 year hard earned money to "SUPARAS HOMEZ".now All our dreams our plannings are Bhagwan bharose.IS THERE ANY ACTION WE CAN TAKE .

PM Sir, you are talking much about black money Real estate is one area where Black money plays major role many builder play with black money
I Suggest you ---- if possible amend the bill by making all the payment of purchase transaction online and builder must pay all his payment by online

Hence i request you to make all the payment online then we can arrest black money transaction in India, Bring Black money is dream but stoping balck money transaction can be a reality
